Home Analysts provides a thorough analysis of the structural integrity, functional condition, and the overall safety of each home we inspect. Our inspections usually take around 2 – 3 hours to complete and our computerized narrative report details the condition of the home from the foundation to the roof (inside and out). We strongly encourage our clients and their agents to attend the inspection (and ask questions) so as to be better informed about the current condition of home they are about to sell or purchase. Furthermore, upon completion of the inspection we help sort out those concerns which may be significant (and perhaps more costly to fix) from the typical (minor) homeowner type repairs. More specifically...
Structural issues associated with improper building practices, premature aging, water penetration, foundation cracking or settling in any home should be of primary concern to any potential home owner, seller or buyer. These type of defects can potentially impact the occupant’s safety, cause additional problems down the road (if not corrected in a timely fashion), and potentially cost a significant amount of money for repairs. Moreover...
The functional condition of the home’s mechanical systems including the plumbing, electrical, and heating or air conditioning systems is also very important since these systems are critical to the level of comfort, health and safety to the occupants in the home. Home Analysts provides a thorough check of the plumbing supply lines (materials type, condition, pressure as well as flow rate tests), DWV (drain, waste and vent) systems, and all fixtures (sinks, faucets, bathtubs, showers, and toilets). All visible materials are identified and verified as to proper installation and current working condition. Electrical systems are checked at the service entrance (i.e. Meter), main panel (including any sub panels), panel and house wiring, as well as lights and outlets with state of the art equipment for accurate diagnostics. Heating systems are identified as to the type (forced air, hydronic, heat pump, etc.), fuel source (gas, propane, oil, electric, etc.), and thoroughly inspected for proper and safe operation. Presence (or absence) of heat sources are also verified for each habitable room of the house. Carbon Monoxide as well as natural gas leaks are monitored with highly sensitive equipment with your safety in mind. Furthermore...
Safety within the home is of the utmost importance and therefore, we put a strong emphasis on safety when we inspect homes. For example, proper clearance of combustible materials to a fireplace or wood burner are carefully checked and recorded. Electrical wiring is thoroughly inspected for proper installation since many home fires have started from faulty electrical wiring within the home. Similarly, proper staircase construction including solid treads, stringers, and handrails are important. We also test smoke detectors for proper operation. These are just a few of the systems which we inspect and test in every home, some may seem minor but all are integrally important. Thus...
Basically, all readily accessible areas of the home, from the foundation to the roof, inside and out, are carefully examined, major items identified, and reported as to their present condition and operation (if applicable) at the time of inspection. Major concerns/defects are documented and color coded in our computerized Reports (with digital photo’s for additional clarity) which is designed to rapidly identify items in need of repair or further evaluation by a specialized trades person. We not only include a Comprehensive Inspection Report for all of our inspections, but a Summary Inspection Report (listing only major and minor defects) as well (for your Real Estate representative). All reports can be sent either via email, fax, or by regular mail for your convenience.
