Real Estate Inspection

 

A home inspection is an in-depth and accurate assessment of the current condition of the home.  It is different than a home appraisal. A home inspection is a thorough evaluation of the structural integrity, functional condition (i.e. mechanicals), and overall safety of the home. An appraisal determines the approximate value of your home by comparing other recently sold homes in the area.  Regardless, a  professional inspection and/or appraisal should include a comprehensive report along with photos (and/or video) for additional clarification (View one of our sample home inspection reports here).

How Home Inspections Work

Home inspections usually take two (2) to three (3) hours to complete on-site (and longer if a report is generated at that time). A trained and experienced inspector should examine the various building materials inside and outside of the home from the foundation to the roof. In addition, an inspection of the mechanicals (i.e. electrical, plumbing, and HVACR systems) should be performed. In turn, the inspectors findings are then documented (as to their present condition focusing on major defects and/or safety issues) usually in a written report. 

How are we different from other inspection companies?   We encourage our clients to attend the inspection (from start to finish).  This way you can ask questions and get the information you need first hand to make a better informed decision.

For Home Buyers: Make sure your buy/sell agreement is contingent upon an inspection of the property you are purchasing.  You typically have 10 days from the time of your buy/sell agreement is signed to get your inspection(s) completed.  More importantly a home inspection will yield valuable insight as to the overall condition of the dwelling. 

For Home Sellers: Have your home inspected prior to listing so there will be no big ($$$) surprises.  If not, you run the risk of not getting the most ($) for your home or worst yet having the sale fall through.  Thus, whether buying or selling a home; have it professionally inspected!
